Consultation Before Purchasing Residential Property for Rental Purposes

A consultation is important because it helps clients not only to navigate the rental property market but also to understand whether the rental business is suitable for them.
First, the client fills out a questionnaire. Based on the results, a meeting is scheduled to discuss the client’s needs, property criteria, expected return, and taxation aspects of rental property ownership — whether as a private individual or a legal entity.

Before the consultation meeting, we contact the client by phone to gather initial information. Afterwards, the client completes a detailed questionnaire to determine whether the consultation is necessary.

During the consultation meeting, we clarify the client’s goals and the tasks they want to achieve by purchasing residential property for rent in Tallinn or Harjumaa. We then identify the types of rental properties best suited to the client’s objectives, taking into account financial capacity and sources of financing.

We also discuss suitable locations, building types, and layouts that enjoy steady demand in the rental market. We determine the hypothetical target audience (tenants), discuss what influences a property’s liquidity in the rental market, and explain why it’s important to consider its liquidity also in the sales market.

We explain taxation for rental properties owned by individuals and legal entities, as well as how rental income should be declared. Finally, we outline the main risks associated with renting out residential property and how to mitigate them.

Consultation fee: €225 + VAT.

Payment for consulting services is made before the meeting.

If the client decides to use our property acquisition service for purchasing a rental property, the consultation fee will be deducted from the final price of the property purchase service.

Our agent service for purchasing residential property for rental purposes includes:

  • A consultation meeting before the purchase to identify the client’s goals and objectives and to determine together which type of property suits best. In addition, we discuss expected profitability, taxation, and how to minimize rental risks.
  • Search and selection of suitable properties.
  • Property viewings and price negotiations with the seller to secure the best purchase terms for the client.
  • Reservation of the selected property and, if necessary, ordering an appraisal report for the bank.
  • Preparation for the notary transaction – booking the notary appointment, coordinating between parties, sending the necessary information to the notary, and reviewing the draft notarial contract.
  • Agent presence at the notary signing of the purchase agreement.
  • Preparation of the handover document and handover of the property.

Service fee 2% + VAT of the final purchase price.

The service fee is paid after the notarial signing of the property purchase contract.

Notary and appraisal costs are paid separately by the client.

Proper furnishing and home staging are the keys not only to successfully renting out a property but also to ensuring comfortable living for tenants.

A well-thought-out furniture layout and storage solutions make the tenant’s choice clear and easy.

Every property owner who rents out residential real estate wants to find a tenant quickly, rent out the property profitably, and ensure that the tenant stays as long as possible.

The location and type of property determine the rental price, yet some properties are rented out quickly while others remain vacant for longer periods.

So, what actually influences demand?

  • Online appeal of the property (high-quality photos, accurate description).
  • On-site appeal during viewings (condition of the renovation, furniture quality, comfort and storage options, cleanliness, lighting, and overall coziness).

Our Pre-Rental Furnishing and Home Staging Service (for unfurnished properties) includes:

  • Selection, measurements, and coordination of necessary furniture and appliances with the client
  • Ordering of furniture and appliances
  • Receipt of deliveries
  • Assembly and installation of furniture, and connection of appliances
  • Installation of lighting fixtures, curtain rods, blinds, etc.
  • Cleaning of the property

Home staging is carried out by our professional designer to increase the attractiveness and value of the property in the eyes of potential tenants.

Pre-Rental Furnishing and Home Staging Service fee: 1% + VAT of the final purchase price of the property.

Payment is made after the completion of the work.

Separately paid by the client: Cost of furniture and appliances, transportation expenses, furniture assembly and installation, appliance connection, and property cleaning.

If the purchase price of the property is less than €100,000, the service fee is fixed at €1,000 + VAT.

Home staging

Every residential property owner who plans to rent out their property wants to find a tenant quickly, rent out profitably, and ensure that the tenant stays as long as possible.

The location and type of property determine the rental price, yet some properties rent out quickly while others remain vacant.

If necessary, we can arrange property cleaning and minor repairs. Afterwards, our professional designer performs home staging to enhance the attractiveness of the property in the eyes of potential tenants.

Home staging service fee: €600 + VAT

Payment is made after the completion of the work.
Separately paid by the client: Property cleaning and the cost of minor repairs.
